What we find
Every file meets all of the following —
- Deceased owner of record with death confirmed and sourced
- No completed probate, so title is still frozen in the decedent’s name
- Two to four years tax delinquent
- At least $100,000 in net equity after taxes and recorded liens
- Not yet on any tax-deed or auction list

How it works
- Every fact we report is cited to the public county record, book and page.
- You verify any file yourself against the county record.
- If a file does not verify within ten days of delivery, you get a full refund.

What we don’t do
We research property, title, death, and equity — all public record. We do not identify, locate, or contact heirs, and we perform no skip tracing. Heir and probate work stays with your team, on your license. That keeps the whole operation clean for both sides.
